Buying land, a villa, or any other building, whether built or unbuilt, is not a one-step process. There are procedures to follow, and your real estate agent is there to assist you.

Whether you have chosen a building or an unbuilt property, the procedures are almost the same. A technical file is always required, and this file is prepared by the surveyor.
This file includes several documents, including plans and certificates.
The minimum amount for a technical file is 150,000 (One Hundred and Fifty Thousand) CFA Francs.
It may be higher if the building is larger (over 1,000 m²) or if it will be divided into subdivisions. This amount is always the buyer’s responsibility.

If you don’t have a surveyor, we can recommend one, with whom we often work.
It takes a maximum of one month to prepare this file. This process can only begin if the buyer assures us that they have the total amount required for the transaction.
The complete technical file is submitted to the notary, who will be responsible for drafting the deed of sale. After the signatures, this process will continue until the land title is obtained. This takes another month at most. This makes a total of two months at most. It is also possible that you will obtain your land title in one month.

The costs of a notarial deed are always the responsibility of the buyer(s). The notary’s fees include registration fees, which range from 5% to 15% depending on the location (rural or urban) and the investment (built or unbuilt). Other documents may need to be prepared, which will increase the fees.

In conclusion, you should budget between 15% and 25% of the property’s value in notary fees. It should be noted that the percentage of fees payable for unfurnished land is lower than the percentage of fees payable for land with a building. The percentage of fees payable for land or a building located in a rural area is lower than the percentage of fees payable for land or a building located in an urban area.

After signing the deed of sale at the notary’s office, you can already showcase your property. The notary will provide you with a copy, and if you request, a certificate of ownership. However, to build, you must first obtain a building permit, which is issued by the town halls.
